A Actual Property Agent to the Stars Is Promoting This $44.5 Million Los Angeles Spec Residence

For sale by owner: A new Los Angeles mansion owned and redeveloped by one of the area’s most successful real estate agents has hit the market for $44.5 million.

The founder of Westside Estate Agency, Kurt Rappaport—who has worked with the likes of Adam Levine and Behati Prinsloom; Ryan Seacrest; and A-list DJ Calvin Harris—purchased the underlying property in May 2019 for $11.75 million, according to public records. Located in the posh neighborhood of Brentwood, the lot is adjacent to another parcel he bought in 2018 for $16.25 million.

At the time, Mr. Rappaport told The Wall Street Journal at the time that he planned to take the existing French manor-style home designed by California architect Wallace Neff down to the studs and rebuild it as a “modern interpretation of an old Hollywood home .”

The result is a just-completed, 13,000-square-foot home with disappearing walls and upper-level balconies that create an integrated indoor-outdoor lifestyle. It has “truly incredible scale, high ceilings and clean lines throughout,” according to Mr. Rappaport’s listing, who listed the property last week with Kevin Booker, also of Westside Estate Agency.

Surrounded by mature trees and tall gates, the modern farmhouse-style home offers privacy and seclusion, according to the listing. Other features include hand-built steel doors and windows, with walls made from natural oak and double-framed thick marmorino plaster.

There’s a formal living room with pool views and a fireplace, a paneled library and bar and “one the most spectacular kitchen/family room and breakfast rooms in town” that includes an open kitchen with marble counters, plus a separate chef’s kitchen, according to the listing.

More than 50 slabs of imported stone were used to create the primary bathroom, which has a separate shower and soaking tub, plus dressing rooms. The bedroom itself is lined with shelves and opens to the backyard, listing photos show. There are a total of five bedrooms and nine bathrooms.

Other amenities include a professional movie theater, a game and wine tasting room, a pool and spa and a motor court and a wellness center with a gym, a salon, a massage room and a sauna.

The pool and spa are surrounded by manicured lawns and gardens, plus there’s an outdoor dining area.
